2. Look through the chosen properties
Reserve a date and exact time for inspection of the chosen properties and personally find your dream home. Our specialists will contact you after you make the reservation in order to specify all details and to offer you a range of services connected with your trip, arriving and accommodation. The inspection trips are free of charge for every client who buys a property through Alex Invest Ltd.
3. Preliminary contract
After you have chosen a property, almost everything else is in the hands of our specialists. They will request from you the necessary documents and money to register a limited company in your name, and our lawyers will prepare a preliminary contract for the purchase of the property.
4. Concluding the deal
After all conditions of the preliminary contract are completed and the term indicated in the preliminary contract has finished, follows a notary transfer of the ownership of the property and payment of the rest of its price.

INSPECTION TRIPS
When you like a property and want to organize inspection trip, you can contact with the office of Easy Property Market or to click on the button "Inspection trip".
We will be happy to organize an inspection trip in time convenient for you,
as we ask you to inform us in advance of a couple of days, in order to reserve a date
and exact time.
We are very flexible in arranging the inspections – we can welcome you in our office or at another place suitable for you. We do not take a fee for the inspection trips, but we charge 0,60 leva per kilometer, if you use the company’s transport.
But if you buy a property from us all transport expenses charged by the office
will be returned to you!
FEES AND COMMISSIONS
Listed below are all unavoidable expenses in addition to the actual purchase price of the property. Please note that these figures are for illustration purposes only and there could be other expenses involved depending on the customer’s personal choice or circumstances.
1. Notary fee – up 0.2% to 1.2% of the sum that is bigger - the purchase price and the property tax evaluation (similar to stamp duty).
A Notary Public is a certified official who is the only one entitled in Bulgaria to transfer title and legalize property purchases.
2. Government tax evaluation fee (similar to stamp duty) – 2% from the sum that is bigger - the purchase price and the property tax evaluation.
3. Estate Agent’s fee * - 3 % of the actual purchase price of the property but 500 EUR /GBP 340 minimum. The 3% fee is to be paid to the agency not later than 10 days after signing the preliminary contract!.
It involves: Sourcing properties - Finding and presenting properties meeting the requirements of the Client – Accompanied viewing** of the chosen properties with English speaking estate agents - Negotiating the best possible terms of the purchase – Detailed information about the Purchase procedure and answering each and every relevant question – Consultancy on the most beneficial terms of payments - Taking the property off the market - Liaise with client from start to finish.
* - NO COMMISSION FOR PROPERTIES - TYPE NEW DEVELOPMENT.
4. Legal fees and expenses – EUR 500/GBP 340.
What is included: Inspection of the documents of title – Preparing a Power of attorney – Leading negotiations – Legal advice and opinion on the conditions of the deal – Transferring money and banking on behalf of the Client – Preliminary purchase contract in English and Bulgarian – Preparing and delivery of the relevant documents and paper-work in respect of the transfer – Providing a translation service for the title transfer – Personal legal assistance for the title-deed signing – Registration of the property with the local tax authority – Registration of the company’s bank accounts with the tax authority - Optional: full rights delegation on the transfer process till successful completion of the deal.
5. (Optional) Company registration
for the purchase of land or a property with land – EUR 450
It involves: Court fee, Name of the company, Other fees, Solicitor’s fee, Stamp issuing, Registration in: the Tax office, BULSTAT Registration, Regional Labour Inspectorate, National Social Security Institute.
- Change of the address of management or any other circumstances concerning the registered company - cost extra EUR 230/GBP 160 (It includes state/lawyer’s fees, changes in the registration in: Tax office, Bulstat Registration, Regional Labour Inspectorate, National Social Security Institute.
- Express company registration – costs extra EUR 150/GBP 105.
- Setting-up a company without a purchase from ATrend – costs extra EUR 150/GBP 105.
Usually, setting-up a company takes between 3 to 5 weeks. The papers required by the court, which each company’s owner should have provided are as follows:
Copies of passports, Copies of documents showing the address of residency, Application to the court, Articles of Association, a Protocol from the Constituent Assembly of the company, two Notarized Declarations, a Receipt for the payment of the company capital, a Receipt for the paid state fee, a Business Tenancy Contract.
6. (Optional) Additional services – additional lawyer’s services, tax consulting, providing visas and long-term stay in Bulgaria, organizing flights, accommodation, rent-a-car, etc. – the price is by further agreement depending on the service.
7. (Optional) Opening bank accounts - EUR 10.
You need to open two bank accounts – one personal (if you have not done it up to the moment) and one for your company. The minimum required capital for the company registration is BGN 5000 (approx. EUR 2570, GBP 1800). This money is deposited by Alex Invest Ltd and are not required from the client, and after registration of the company, the money is given back to Alex Invest Ltd.
8. Bank fees for the payment of the purchase price: if it is bank transfer – between EUR 2 to 30. If you draw money for cash payments– between 0.2% to 0.5% of the sum - in this case a one- to three-days’ order has to be placed with the bank.
9. Local fees. It is due for three, six, nine or twelve months, depending on the date of the purchase and amounts to 0.35%, of which 0.15% building tax and 0.2% garbage fee.
